The process of planning and building a house

The decision to build a house is a big decision that involves large financial expenses. We will try to simplify the process of planning and building a house in our office, in a comprehensive project that includes architectural planning, interior design, obtaining a building permit, work plans and construction.

Planning process

First stage - introductory meeting.

The introductory meeting includes a presentation of the architecture office and its unique style, and getting to know the clients and their basic requirements for the house. At this stage, we can know with the help of the measurement map what building rights are more or less allowed on the plot.

The important detail in this meeting is to check that there is chemistry between the clients and the architect who designs the house. The process of planning and building the house is a long process and it is important to have good chemistry.

Second stage - program meeting.

In this meeting we want to know what your dreams and fantasies are, how you see your home functioning today and in the future. We ask you the right questions and direct you to matters that need further thought. We will get down to the smallest details, all so that we can design the perfect home for you. We will combine your desires for the home with the architectural vision of the firm, and create an ideal home for you.

Stage three – the planning process.

A meeting where we will offer you several planning options. At this stage, the entire planning process actually begins because now the clients receive a lot of information about what is possible and what is not, and what the advantages and disadvantages of the area are. When we reach the most preferred plan, we begin to plan the facades, and perform simulations to best illustrate the house.

After choosing the most suitable plan, we proceed to create submission plans for obtaining a building permit.

Stage four – submitting plans for obtaining a building permit.

The planning plans become submission plans for the committee. The plans are supplemented with a lot of information that complies with the committee's requirements. After the plans are submitted to the committee, the file is discussed, from which we receive a protocol that specifies all the committee's requirements for issuing a building permit. The process of obtaining a building permit can last several months.

After the initial discussion and according to the protocol we receive, the process of creating work plans can begin.

Stage Five – Work Plans.

The work plans are the plans according to which the house is actually built.

At this stage, final decisions need to be made regarding the house. The set of work plans is divided into several plans:

Construction plans – construction of the walls of the house. An additional set will also be provided by the construction engineer.

Electrical plans – The electrical and lighting planning in the home is done according to the position of the furniture and interior design of the home.

Flooring and cladding layouts – During the work plans, the flooring tiles and wall coverings for all spaces that need it are selected. Layouts of flooring and cladding are created that define the form of the cladding/flooring, and the location of the start of the cladding/flooring.

Carpentry – At this stage, we plan the permanent furniture that exists in the home. We adapt the furniture to your needs and make sure to maintain a uniform stylistic line in the home.

Detailed lists of windows and doors – selection of a profile that suits the style and budget available to us, planning the internal division of the windows and doors in accordance with the design line that accompanies the home.

With this set of plans, you, the customer, go out to tenders to receive price quotes.

Sixth stage – Construction and supervision Top.

The top supervision is done by the architectural office. We arrive during the various construction stages to ensure that the construction is carried out in accordance with the plans provided, are available to ask questions, meet with professionals as needed, and ensure that the entire construction process is carried out according to the plan.

Seventh stage – selection of complementary materials.

Choice of all the small details that give the house its character.

Exterior and interior wall colors, window profile colors, exterior and interior door colors.

Choice of lighting fixtures, type and model of the external gutter (if one is planned) and even the selection of handles.
