Private home design – approaches and styles

Planning a private house is different from planning a residential apartment
When planning a private house, the entire plot of land must be taken into account - part of the plot will be planned as a yard and must be taken into account at this stage, and the house cannot ignore it. The planning of the yard is reflected in the planning of the flow of the house, and the planning of the functions in the space, and the planning of the exits and entrances to the house.

There are several types of private houses, in this article we will address the planning approach of some of them:

Planning a private house

A private house on a two-family plot
A two-family house is a house built on a plot that is divided into 2, and the two houses on the plot have a common wall. Due to the division of a plot into two, an annex is usually created in which the two plots are long and narrow, and each of the houses lacks one air direction. In addition, planning a two-family house will generally force us to coordinate the house facades.

Due to the shape of the plot and the fact that one air direction is missing, the design that is generally requested is a design in which the entrance door will be made on the side facade of the house, i.e. along the length of the house. In this way, it is possible to divide in the best way and to avoid corridors. In addition, to use the space in the best way, we will place elements that do not require windows, such as stairs, on the common wall of the houses.

Another important element in a two-family house is the issue of privacy. It is important to plan and ensure appropriate insulation, and to design fences that create privacy.

The big advantage of a two-family lot is the clear definition of its area, because in the early stages it will be very clear where the house will be located and where the garden is.

Single private house on a lot
A single house is planned on a spacious lot with four directions, and the garden will be planned around the entire house.

The entrance is usually planned for the street, and the style of the house is not limited because there are no houses adjacent to it.

Two-story house
A two-story house has a clearer planning separation between the public and private spaces, a separate floor creates complete privacy. The element of stairs can be a nuisance in everyday life, so there are many who see the issue of floors as a disadvantage. The advantage is the fact that a large residential house can be planned on a relatively small lot.

One-story house
A one-story house will fit into particularly large lots where building rights allow for a large covered area. A significant advantage in building a one-story house is the fact that all functions take place on one floor, making it convenient for use at all stages of life. The separation of public space from private space in these cases will be accomplished through proper planning.

The significant disadvantage is that the house covers most of the land (depending, of course, on the building rights and the size of the land) and the garden may be reduced.

In conclusion

There are a variety of designs for private houses, and there are various factors that take part in creating a particular design, such as: the size of the lot, building rights, customer requirements, and of course the budget. It is important to know the various aspects in order to design a private house that is tailored to the needs of the people who will live in it, and of course, taking into account the given area.
